interesting numbers on the last results, distributions holding steady while the property book's taking a beating from the rand. most reits out there are bleeding but assura's actually kept occupancy decent which imo matters more than the noise around valuations right now. fwiw if they can keep tenants locked in through the next cycle this could be a patient man's trade.

Good morning everyone. AHR sitting at R11.40 and the dividend yield is still decent if they can hold the rental base steady. Property plays like this live and die on tenant retention, so worth keeping an eye on vacancy rates in the next earnings. Long term the real estate income story works if load shedding doesn't tank retail foot traffic too hard.

AHR's distribution yield is sitting pretty compared to the retail names most people chase, and the property portfolio's actually diversified enough that load-shedding doesn't crater the whole thing. What should read as concerning is how much of the NAV depends on those commercial leases holding up, but if you look at the renewal rates in the latest SENS they're still collecting rent. Could read as a yield play that's got some actual asset backing underneath rather than a prayer.

property yields are holding up better than i'd expect given the rand, but the real test is whether tenants can actually keep paying rent when electricity costs spike another 40 percent. assura's not immune to that math.

Property yields are decent but rental growth is the real question. Until they lock in longer leases or land a major tenant, we're just collecting 7% and hoping. Let's get a contract, once the deals start, then it will run, simple as that.

AHR printing rental income while everyone's obsessing over the macro noise. Property yields are real money, not promises like half these TSX juniors burning cash. If you can't see the difference between a yielding landlord and a pre-revenue spec you're missing the whole point of diversification.
